Description
In the Green Heart between Gouda and Rotterdam lies this historic, spacious houseboat with transferable mooring in Werkhaven Hitland. The harbor has an open navigation connection with the Hollandsche IJssel.
The original Luxe Motor from 1929 has been converted by the previous owner into a spacious houseboat. Made possible by the width of almost 6 meters, there is a lot of interior space. The current owner has continuously made improvements, and recently the wooden mast and main boom have been replaced by a steel mast and boom. The riveted ship has the status of a Sailing Monument and is a welcome guest in museum harbors.

Layout
Via a wide staircase, you descend into the former cargo hold, which has been transformed into a spacious home. You enter the hallway with a coat rack and space for shoes, after which you enter the spacious living room with open kitchen. The living spaces are connected by the original, etched doors from the wheelhouse. Because the ship has a round deck, this is reflected in the living space in the round shapes, which gives a very pleasant feeling of space. The portholes and skylights make it very bright inside. The kitchen has a round bar/worktop with a double sink. The cooktop and oven are concealed in the tall cabinets behind.
Next, you go through the (starboard) sliding door to the spacious bedroom with storage space. This is again connected to the bathroom equipped with a bathtub, shower option, sink, and storage space.
Through the sliding door on the port side, you enter the utility room. Here you will find a storage room with a boiler, a toilet, a fridge-freezer combination, and washing machine/dishwasher connections. This space is also connected to the bathroom.
From the high wheelhouse, you have a beautiful view over the harbor and the Hollandsche IJssel. On the renewed roof, there are 3 solar panels. The large steering wheel is made of wood. Via the stairs, you reach the wheelhouse, where an office/bedroom is located with two original buffet cabinets.
In the forepeak is the technical room with various meter cabinets, an inverter with batteries, and the generator for the bow thruster and to generate electricity.
In the engine room is the 2-cylinder Brons engine from 1926 and the pellet central heating that heats all living spaces.
Surroundings
Werkhaven Hitland consists of 23 old ships and forms a nice community where people are there for each other but still quite free. The harbor is part of the hamlet of Ver-Hitland with its own community center. Park Hitland is located behind the dike and has walking and cycling paths.
The harbor is located in the Green Heart, but the amenities of Capelle aan den IJssel are just around the corner. Here you can find shopping centers, schools, sports clubs, healthcare, theater, hospitality, parks, and even a golf course.
Metro station the Terp is less than 10 minutes by bike from the harbor, allowing you to reach Rotterdam city center in 30 minutes by public transport. Via the A20 motorway, you can reach Gouda in 20 minutes. Nieuwerkerk aan den IJssel has its own train station.
Across from Werkhaven Hitland lies Ouderkerk aan den IJssel, which is easily accessible via a foot ferry.
When you walk over the green stretch dam where the Eendracht X is moored after a busy day, you leave the daily worries behind and can relax wonderfully on deck or in the wheelhouse.
History of the ship
The ship was built in 1929 in Leiden for De Verenigde Koninklijke Papierfabrieken van Gelder Zonen N.V. branch Apeldoorn. The dimensions of the ship were tailored to the dimensions of the locks in the Apeldoorn Canal (30 meters long and 6 meters wide). The 2-cylinder Brons engine no. 1583 from 1926 was originally a small boat engine of 70 hp, which was converted for installation, increasing the power to 90 hp.
Some characteristic details of the ship are the round transition between the deck and (wide!) gangway, to avoid damaging the rolls of paper, and the high wheelhouse to look over the cargo.
During the war, the ship was still operated on a gasifier. In 1992, the ship was converted into a houseboat, and since 2002 it has been owned by the current owners.
Technology
The ship was thoroughly renovated into a houseboat in 1992. Since 2002, the ship has been managed by the current owner. The ship has been well maintained and regularly goes to the yard. Central heating is provided by a Pellet CV and the boiler provides hot water. The last hull inspection was carried out in 2021, and the CVO/CBB certificate has been extended until 2029. Recently, the steel mast and boom were installed, and the hydrophore was replaced.
Mooring options
The Luxe Motor Eendracht X is moored in the former Werkhaven Hitland. All ships in the harbor are inhabited. There is a shared parking lot, bicycle storage, and garden on the premises.
Eendracht X is alongside a deck barge shared with two ships. A terrace of approximately 4.5 x 6 meters is possible on it.
The management of the harbor is privately managed, where the mooring can be transferred after mutual consultation. The mooring is also recorded in an agreement with Rijkswaterstaat/Rijksvastgoedbedrijf.
